Foreigners can buy houses at projects that are allowed to be sold to foreigners from reputable investors, but cannot own long-term like Vietnamese people. Instead, only owned it for about 50 years in accordance with the law on housing in Vietnam. When the 50 years have expired, it will continue to be extended depending on the policy for foreigners at that time, so you need to pay attention before consulting.

1 Necessary documents for foreigners when buying a house in Hai Phong:

  • In case the individual is a foreigner, it is necessary to prepare valid visas to legally immigrate to Vietnam. Not eligible for diplomatic and consular privileges and immunities in accordance with regulations.
  • In the case of an enterprise, an investment certificate is required. Types of permits for the establishment of branches and legal offices.
  • In the case of Vietnamese residing abroad, they only need to be granted an entry permit to enter Vietnam in accordance with regulations.

  • Subjects are enterprises with foreign investment capital, representative offices and branches of foreign enterprises. Besides, there are foreign investment funds, foreign bank branches currently operating in Vietnam.
  • Subjects are foreigners who are licensed to enter Vietnam.

3 Foreigner’s transaction process when buying a house

Step 1: Customers and consultants will choose for themselves villas, townhouses, apartments, apartments in legal projects according to their needs.

Step 2: Make a deposit at agents, then the agent will transfer the deposit and register for customers through the investor’s working team.

Step 3: The investor side will sign a deposit agreement for the customer when the specified deposit has been received.

Step 4: The customer will pay the remaining deposit in accordance with the policy signed by the two parties before.

Step 5: When completing the procedure, the investor will notify the customer to sign the official house purchase contract.

Step 6: The customer makes the payment according to the schedule specified in the purchase and sale contract to the investor’s property opened in Vietnam. Normally the payment will be converted to VND.

Step 7: The investor informs the customer of the time to receive the house when the project has been built in accordance with the regulations signed by the two parties.

Step 8: The investor stands out to make all kinds of pink books for villas and townhouses according to state regulations, handing over to customers is completed.

4 Profile foreign customers need to prepare to buy and sell

Foreign guests when making a transaction to buy an apartment in Hai Phong apartment building need to prepare the following documents:

  1. For individual customers: Valid passport with stamp to verify entry into Vietnam.
  2. For corporate clients with foreign capital: 
  • Business Registration
  • Investment certificates
  • Deciding to buy housing for employees
  • Minutes of the meeting of the board (shareholding company and limited liability company with 2 or more members) showing the purchase of the apartment and the decision to authorize the representative to sign the sale contract
  • Profile of the representative: Valid passport with stamp to verify entry into Vietnam, Work permit; Labor contract, Job appointment decision (with full powers)
